Anne Arundel County contains our nation's first capital, Annapolis. It is an area with history, charm, and beauty. Where else can you live where you can sail on the Chesapeake Bay in the morning, and go to a business lunch in Washington, D.C. in the afternoon? Anne Arundel County lies near Washington and Baltimore and Baltimore-Washington International Airport. Its good schools and high quality of life make it an attractive area for home or businesses. There are things to consider: Water front property - Waterfront property offers a distinctly different kind of home. It is scarce, and it offers the peace and view that we usually have to go on vacation to see. Because of this, it commands a premium in price. Normally, homes have a value ration of 25% land and 75% house, but for waterfront property this is almost reversed. In other words, $400,000 would buy $300,000 of house and $100,000 of land for a landlocked home. That same amount would buy a home normally valued slightly over $100,000 on a waterfront lot. For many homebuyers, the ambiance of waterfront property is worth the trade off. ![]() City Dock (Ego Ally) view toward Spa Creek Home Value - There are three things that determine the value of a piece of property: location, location, and location. I work hard to find my clients homes they want and will be happy with. In Anne Arundel County, the average homebuyer lives in a home 8 years before selling. My buyers average over 10 years because I work hard to ensure a good match between buyer and home. When my clients do sell, they come back to me, because they are satisfied with my services. Resale Value - Few people buy a home thinking that they will sell it, but on average, they resell their homes in 8 years. This is why resale value is critically important. If you buy a bad value, or a house that is too high-priced for its neighborhood, you may find yourself taking a loss, or making less money than you should. A good realtor can help you avoid being trapped in a house that is inadequate or is a bad value. Buyers Agent - You would not go into a jungle without a guide would you? Since it does not cost any extra to have a real estate agent representing you, you should get one who knows the area, knows what to ask, and is familiar with pitfalls in home purchasing. New Homes - When you buy new homes, you can get talked into expensive options that will give little, if any return when it is time to sell. I can help you make the wisest selection. Knowledge is power, and my experience is at your service. Commuting - It depends on which direction you are going. To Washington, the commute runs from 45 minutes without traffic to 1-1/2 hours with heavy traffic. But you can take buses or the MARC train. The train runs to both Baltimore and Washington. Water Access - This varies from a piece of land by the water, to full-fledged docks and beaches. It is important to know what this access means. Care to ask more questions?
